What’s included in the rent?

The rent includes internet, cable, and trash. We also provide electricity, water/sewer, and gas, which is billed back to each resident so you can avoid the hassle of setting up an account and the headache of gathering money you’re your roommates!

Will my apartment come furnished?

Yes! And it’s not your typical dorm furniture. Your apartment will come sleekly styled with furnishings that are modern yet functional, and elegant with an industrial twist.

What’s an individual lease?

An Individual lease means you are only responsible for your portion of rent. Although you may have roommates that share the common areas of your apartment, you are not financially responsible for them and their names are not on your lease.

Do I need someone to co-sign my lease?

Only the person living in the unit needs to sign the lease; however, if you do not qualify for the credit portion of the application, you will need a guarantor to sign a Guaranty Form.

What’s a guarantor?

A guarantor is someone who guarantees timely payment on the lease. In the case of student living, a guarantor is usually a parent, guardian, or someone else who is financially stable. We require a guarantor only when the person living in the unit is unable to meet application’s credit qualifications.

Is there an application fee and/or security deposit?

There is a $35 application fee which covers a background check on the resident and credit check on the guarantor. We also require a security deposit. Contact our leasing office to learn more about pricing and deposits.

Do you allow pets?

Sorry, but we don’t allow pets at this time.

Do you offer roommate matching?

Yes! If you don’t have roommates in mind (or enough to fill the spaces in the apartment of your choice) but want to reserve your spot to live at LIV before it’s too late, we’ve got you covered. We offer a roommate matching program that gives you the freedom and control to determine who you’ll live with.

What kind of security is at LIV?

Safety at LIV is our utmost concern, and we provide more security features than you may find anywhere else. Security features include 24 hour on-site staff and emergency maintenance, surveillance cameras in all public access areas, and controlled community, building, and apartment electronic key access only.

But, I can have guests right?

Of course! Just keep your roommates and your neighbors in mind when having guests over, since we’re a student community, maintaining the student experience is very important to us.

Is there parking?

Unfortunately, LIV does not have parking available. However, we do have a secure bike storage area, so bring a bike and there’s no need for a car. With lots of public transportation options, it’s very easy to get around Seattle and the U District.

Can anyone access the amenities?

No. We ensure only you and your guests are frequenting the amazing amenities we have to offer at LIV.

What if I have a maintenance request?

Our on-site maintenance team is dedicated to resolving any maintenance issues quickly and conveniently. Just submit your maintenance request via the online resident portal.

How much is rent?

Rent varies depending on the size of the unit and floor preference. Please contact our leasing office to learn more about pricing before units sell out.
